Will I be the legal owner of my property?
A: Thai law does not permit full freehold ownership of property by foreigners at this time. In response to overwhelming demand among foreign retirement and second home buyers, an extended renewable lease system that confers all benefits of ownership has been developed, and is now the accepted standard among property developments catering to foreign buyers. Glass Hill follows this system, which provides for the following:
- An initial 30 year lease, renewable at no additional cost for two additional 30 year terms.
- Full freehold title ownership of the home and all other improvements on the land.
- The right to take full ownership if the law changes and a title becomes available.
- Full rights to transfer the lease through sale or inheritance.
This system is well established, simple, and has proven effective in numerous property developments all over Thailand. It provides full enforceable legal control of the land and all improvements, and is supported by a long series of legal precedents. This leasehold structure is the preferred device for foreign home buyers in Thailand, and is the structure used for Glass Hill owners.

Is the Glass Hill development site prone to flooding?
A: No, the site is on a hillock, with the ground floor of each villa at about 135 feet above sea level. The 3 major roads to the south, east and west are at about 105 feet above sea level. The nearest water control reservoir, 600 meters to the north of Glass Hill, is at 80 feet above sea level. The development has a man-made lake that takes in all site and lot drainage, with an overflow into a sump drain and onto the government road drain to the east of the site.

How far is Glass Hill from the nearest main road?
A: Huay Yai Road, a 2 lane major connecting road, is 500 meters from Glass Hill on a paved access road. 3.5km on the Huay Yai Road brings you to highway 3 ("Sukhumvit Road), the main highway route between Bangkok and Sattahip.

What conveniences are located on Huay Yai Road?
A: Two open air markets are within 1KM of Glass Hill; the popular Wat Huay Yai Temple is located less than 1KM from Glass Hill; several roadside restaurants, a new filling station, and a 7/11 are on Huay Yai road within 2KM of Glass Hill.

A: A Makro warehouse store, Tesco Lotus Superstore, the Pattaya Outlet Mall, Home Mart home improvement store, and hundreds of other retail outlets are located to the North of Huay Yai road, within 4KM of the Huay Yai rd. junction with Sukhumvit rd. To the south of Huay Yai rd. on Sukhumvit are the world famous Ambassador City Hotel (4,500 rooms), the Ocean Marina and condo towers (400 berths and 2,000 condominiums), the Botany resort, and many other tourist attractions and commercial outlets.

A: Downtown Pattaya is about 12km by road from Glass Hill, easily accessible in 20 minutes.

A: Glass Hill is 90 minutes drive from the Suvarnabhumi Airport, slightly more to downtown Bangkok. A high speed rail line currently under construction and easily accessible from Glass Hill will cut travel time to 40 minutes.

A: The Phoenix golf and country club is less than 6km from Glass Hill. There are at least 6 other tournament quality golf courses within a 15 minute drive from Glass Hill.

A: Amenities will include:
- Clubhouse restaurant, outdoor grill, and mini market with 24 hour service to residents only.
- 24 hour day care center to be operated on a cost basis for residents only.

How secure will my villa and the entire development be?
A: The entire perimeter of the development will be walled. The two entrances to the site will have gatehouses with 24/7 live security. Each gatehouse, and 4 other poles inside the development, will have 24/7 CCTV video monitoring. Each villa will have an intercom and emergency bell system connected to the guard houses and management office. Each villa will have its own 1.5 meter high block and iron wall, with a gate at the driveway. Owners have the option of having a CCTV monitoring system installed at their villas at cost. Owner's key card access will be required for clubhouse and common areas.
Buyer Options

Can I buy a lot and build my own villa on it?
A: Yes, a limited number of developed, vacant lots are being made available. Buyers have the option of acquiring two lots or more to build larger villas on them. The lots are about 675 square meters average, and cannot be subdivided into smaller lots. Any villa design and build plan must be approved by the developer prior to the sale of the lot, and the villa design must conform with the standards of the other villas inside the development.

If I buy a villa, what design and feature options do I have?
A: The basic villa is 3BR, 4 BA, with private pool, with flat roof deck and enclosed garage. Options for customization include:
- Open carport instead of enclosed garage
- No pool
- Extra bedroom at ground level
- Upgraded fixtures and tiling in baths and kitchens, at cost
- No wall/gate at the roadside front of the lot
- Minor room size changes and wall placement options will be accommodated, if no re-engineering of support columns is required
- Addition of housekeepers quarters at GF
Any modifications and or upgrades will be priced by the developer prior to beginning construction of the villa.
